Frequently asked questions

What does "off the plan" actually mean?
You’re buying a property before it’s built, based on the approved plans, specifications and finishes schedule. You sign a contract and pay a deposit now, then settle once construction is complete and titles have issued.
Typically 10% of the purchase price, held in a trust account until settlement. Many buyers use a bank guarantee or deposit bond instead of cash, which keeps your funds working elsewhere during the build.
No. In WA, stamp duty is payable at settlement, not on signing. Off the plan purchases may also qualify for concessions depending on the value of the property and current state government policy, so it’s worth confirming with your settlement agent before you sign.
You don’t need unconditional finance at signing, but you do need it at settlement. Most lenders will only issue formal approval within six months of completion, so the usual approach is to obtain pre approval now and formalise it as the build nears handover.
Yes. You’ll be invited to a pre settlement inspection once construction is complete, where any defects are recorded and rectified before handover.
It depends on the stage of the project. Each Jones development has a target completion window, and you’ll receive regular construction updates throughout the build so you can plan around handover.
